Are You Already Missing The Opportunity To Attract Winter Season Buyers?

In last week's blog we looked at some statistical evidence suggesting that the winter home selling season does seem to have started very early this year.

Indeed since then the trend appears to be accelerating, with Snowbirds and Northerners already here in noticeably much higher numbers than we were seeing at this time last year.

As we would expect to see, inventory of available homes for sale has been rising swiftly in the past 10 days or so, but again up on last year, and competition for early arriving buyers is therefore already intensifying.

There are other incentives not to delay listing, not least of which is the possibility of rising Fed interest rates. Although these do not have a direct impact on mortgage rates, they can affect buyer confidence and sentiment. And, now we are past the election, there has to be more uncertainty over whether mortgage interest can continue to stay as ultra-low as it has for so long, especially if stocks continue to rally (which can ultimately have the side effect of raising mortgage interest rates, as enthusiasm for buying safe-haven bond investments, which very directly affect rates, subsides).

With the Cape Coral Daily Breeze reporting that new construction permits for single-family and duplexes were down for last month, this should also help existing home sales in the short term.

Putting off your home sale therefore makes no sense, as all these variables could impact our homes market during the winter selling period.

Some sellers also make the huge mistake of taking their homes off the market during the upcoming holiday period. This risks missing out on our influx of winter buyers altogether, but the reasons to keep your listing alive don't finish there.

Remember that buyers at this time of year are among the most serious we see all year. Unfortunately not everyone heeds the great advice to keep their home on the market, so there is less competition at this time, meaning potentially more money for you!

Wait until January and you'll be competing with more returning buyers who withdrew property for sale for the holidays. Selling now also means you can buy your next home in the more price competitive spring period.

It's also very true to say that nicely decorated homes at this time of year create a special buying atmosphere. Experience also shows that buyers are more emotional at this time, making them more likely to make a buying decision and simultaneously helping to turn the price negotiation process in your favor.

A lot of people also overlook the important fact that buyers have more time to look at homes around holiday time, and in a more relaxed manner than during a standard working week.

There are also a raft of tax incentives for people to buy before the year end and it should never be forgotten that many new jobs start in the New Year, so many buyers are already looking to relocate for this important reason.

Also bear in mind that you can always restrict the number of viewings during the holidays (much better than not listing at all!) and there are options for a sale to be agreed now and closing to be delayed or for extended occupancy until early in 2017!
